Diamond Bar Wood Flooring has spent more than 20 years on wood flooring in La Habra Heights and the rest of our service area, sanding worn oak back to bare wood, replacing damaged boards and laying new floors in houses that owners plan to keep. Most of the calls we take here come from people who have lived with a floor for years and finally want it done properly.
Our first question on any job is when the house was built, because that answer shapes everything after it: how we contain dust, which boards can take another sanding, and what the subfloor underneath is likely to be. We check it before a sander is ever unloaded, not partway through the work.
From there we give you a clear plan. Stairs get priced by the tread and riser, engineered boards get a wear layer measurement before we promise a refinish, and every site-finished floor leaves with a written cure schedule you can pin to the refrigerator.
Wood Floors in Detached, Owner-Occupied Houses

Single-Family Homes From Room to Room
According to the Census Bureau’s 2024 five-year American Community Survey, 1,978 of the 2,059 housing units in La Habra Heights are one-unit detached houses, or 96.1 percent. That means nearly every floor we see here belongs to a standalone home rather than a condo, so there is rarely an association board or shared-wall sound rule to clear before work begins.
It also means the floor often runs through several connected rooms. A living room, dining room and hallway may share one continuous field of red oak or white oak, and refinishing only part of it leaves a visible line at the doorway. We walk the whole run with you and explain where a T-molding or reducer makes sense and where a single, uninterrupted finish looks better.
Owners Who Plan to Stay
The same survey counts 1,785 of 1,956 occupied units as owner-occupied, which is 91.3 percent. Owners who expect to live with a floor for another decade tend to ask different questions than someone preparing a quick sale, and we answer them plainly.
That usually means talking about durability rather than just color. We compare waterborne polyurethane with oil-modified polyurethane and hardwax oil, discuss sheen level for rooms with heavy foot traffic, and point out how the Janka hardness rating of hickory or maple compares with oak when a family is choosing boards for a new installation.
Stairs, Landings and Transitions
Many houses here carry wood up a staircase or across a split-level landing. Every stair is quoted by the tread and riser, because a bullnose tread with a worn stair nosing takes far more hand work than an open stretch of floor.
We sand treads with an edger and hand tools, match the riser finish to the field, and make sure the nosing profile still meets the flooring at the landing cleanly. Folding stairs into a square-foot price hides that labor, so we never do it.

Houses From Every Decade, Including Before 1940
Prewar and Midcentury Floors
Housing in La Habra Heights is spread across the decades more evenly than in most cities we serve. No single decade holds more than 17.3 percent of the homes, 284 houses (13.8 percent) were built in 1939 or earlier, and 39.6 percent were built before 1960.
Older houses often hold solid hardwood that has already been sanded several times. Before quoting a full refinish, we pull a floor register or check a threshold to see how much wood remains above the tongue, look for exposed flooring cleats or flooring staples, and note any board gapping or cupping that points to a moisture history.
Lead-Safe Work in Older Homes
With 70.5 percent of local housing built before 1980, the build year matters for more than the floor itself. We confirm the year a house was built before sanding starts, and on any home built before 1978 we follow lead-safe work practices consistent with the EPA Lead Renovation, Repair and Painting Rule.
In practice, that means sealing off work areas, running HEPA dust extraction on our sanders and cleaning up with care at the end of each day. Baseboards, shoe molding and painted trim near the floor get the same attention as the boards themselves.
Engineered Floors From Later Remodels
Not every floor in an older house is original. Homes that were remodeled in later decades may have engineered hardwood or even luxury vinyl plank laid over the first floor, sometimes glued down over black mastic or cutback adhesive.
We measure the wear layer of an engineered board before saying whether it can be sanded at all. A thin veneer may only tolerate a screen and recoat, and we would rather tell you that up front than sand through the surface and leave you needing a replacement.
When an owner wants the older look back, we can lift a newer layer and assess what lies underneath. Sometimes that reveals plain-sawn oak worth saving; other times it shows a plywood subfloor that needs attention before a new nail-down installation of solid hardwood can go in.
Working on One-Acre Hillside Properties
A Semi-Rural City in Los Angeles County
La Habra Heights is a Los Angeles County city that incorporated on December 4, 1978, and the city describes its purpose as preserving an entirely residential, rural atmosphere. Zoning sets a minimum lot size of one acre, and there are no sidewalks anywhere in the community.
The area has long ties to agriculture. In 1926, Rudolph Hass planted three seeds at his grove at 430 West Road, and the tree that grew there was patented in 1935. Avocado and citrus groves still sit alongside many homes, which is part of why the setting here feels so different from a typical suburban street.
Keeping a Household Running During the Work
Because most homes here are owner-occupied, families usually stay in the house while we work. We plan a room-by-room sequence so the kitchen, a bathroom and a bedroom stay usable, and we move furniture in stages rather than emptying the whole house at once.
A dust containment system with plastic barriers and HEPA extraction on the drum sander, edger and multi-head orbital sander keeps fine particles out of the rest of the house. We also talk through pets, work hours and which doors we will use, so the job fits around daily life instead of taking it over.
Finishes That Meet South Coast AQMD Rules
La Habra Heights sits within the South Coast Air Quality Management District. SCAQMD Rule 1113 sets the wood coatings VOC limit, and it binds anyone who applies or stores those coatings at a job site, not just the company that manufactures them.
We select sanding sealer and finish products that fit that limit before the job begins. For many owners, a waterborne polyurethane is the right balance of low odor, quick recoat times and a clear color that does not amber over the years.
Owners who prefer a warmer tone or a hand-rubbed look can still get one. An oil-modified polyurethane or a hardwax oil changes how the wood reads in afternoon light, and we sand a small sample area through the full grit sequence so you can judge the color and sheen on your own boards before we commit the whole floor.
Fire Hazard Designation and Scheduling Floor Work
A Citywide Very High Fire Hazard Severity Zone
The La Habra Heights fire code states that the City Council has designated every parcel in the city as a Very High Fire Hazard Severity Zone under Government Code section 51175 and the sections that follow it. The city’s own fire department is a combination department, with volunteers and staff.
For floor work, that designation matters most when smoke or ash reaches the inside of a house. If a floor needs attention after a smoke event, we photograph and document the smoke and ash residue, board condition and moisture readings so the insurance adjuster sees exactly what we see before any boards come up.
Water Damage, Termites and Board Replacement
When boards show crowning, buckling or dark staining, we find the source of the leak and take readings with a pin moisture meter before replacing anything. Putting new wood over a wet subfloor only repeats the damage, so we confirm the area has dried first.
Damage is not always water. Kick-out holes, termite frass or hollow-sounding boards can point to drywood termites or powderpost beetles, and we refer those signs to a licensed pest company before any board replacement or weave-in repair begins.
Replacement boards in an older floor rarely match straight out of the box. We look for the same species, grade and cut, whether select grade or character grade, then weave the new pieces in at staggered joints and sand the whole area together so the repair blends with the surrounding floor.
Planning Around City Hall and Your Calendar
The City of La Habra Heights runs its Building and Safety functions on a contractual basis from 1245 N. Hacienda Road, with the counter open Monday through Thursday from 8:00 a.m. to 5:30 p.m. For questions about a larger remodel that goes beyond the floor itself, that office is the place to ask, and we suggest calling before the project is scheduled.
Once the finish goes down, timing belongs to you. Every refinish comes with a written cure schedule that tells you when to walk on the floor in socks, when furniture can go back and when area rugs are safe to lay, so the new finish has the time it needs to harden fully.
