Diamond Bar Wood Flooring has spent more than 20 years on wood flooring in La Palma and the surrounding part of Orange County, and most of that work starts with a floor that is already there. We sand and refinish tired oak, replace boards that water or pests have ruined, and lay new solid or engineered hardwood when a room is ready for a change.
The first thing we want to know about any job is what kind of building it sits in and when that building went up. A detached house, a townhome with shared walls and a unit on the third floor of a large complex each call for a different installation method, a different sequence and a different conversation before anything is ordered.
From there we keep the plan practical. We take moisture readings, measure what is left of an engineered wear layer, confirm the build year before sanding and give you a written schedule for when the floor can take foot traffic, furniture and rugs again.
Floors in a City That Has Stopped Building

Almost every floor here is an existing floor
La Palma covers about 1.8 square miles of land, and there is very little of it left to build on. Census estimates count 49 housing units added between 2010 and 2019 and none at all from 2020 onward. For a flooring contractor, that changes the shape of the work: new-construction installs are rare, and nearly every call involves a floor someone already lives on.
That means our job is usually diagnosis before it is craft. We need to learn what was installed, how it was fastened, how many times it has been sanded and what has happened to the subfloor since. A refinish that ignores that history can burn through a thin top layer or sand straight into an old nail line.
What decades of earlier work leave behind
Roughly three quarters of La Palma’s homes were built between 1960 and 1979, so most floors have been through several owners and several rounds of remodeling. We regularly find carpet tack strip holes along the walls, patches of mismatched red oak where a wall was moved, and luxury vinyl plank floated over hardwood that is still in usable shape underneath.
Under old tile or sheet flooring we sometimes find black mastic or cutback adhesive. We identify it before any grinding or sanding starts and plan the removal around what it is, rather than guessing. When the original hardwood survives, a weave-in repair with matching plain-sawn boards often lets us save the floor instead of replacing the whole room.
Lead-safe sanding on older houses
Because so much of the housing stock predates 1978, we confirm the year a house was built before a drum sander ever touches the floor. On those homes we follow the work practices of the EPA Lead Renovation, Repair and Painting Rule, since painted baseboards, door casings and old finishes can all be disturbed during sanding and edging.
In practice that means sealed work areas, HEPA dust extraction on the sanders and edger, careful cleanup and no dry sweeping. The same dust containment system keeps the rest of the house livable, so families can usually stay home while we move through the rooms one at a time.

Working Inside La Palma’s Large Apartment Complexes
Renters and owners live in different buildings
One detail in the census tables shapes a lot of our La Palma work. Owner households and renter households here occupy different kinds of buildings. A third of renter households, 33.3 percent, live in buildings of fifty or more units, while no owner households are reported in buildings of ten units or more.
So when we are called into a large complex, we are usually working for a property owner or manager on a rental unit rather than for the person who lives there. The scope tends to be turnover work between tenants, repairs after a leak, or replacing a worn floor with something that stands up to years of move-ins and move-outs.
Quiet, contained work in a shared building
Upper-floor units put neighbors directly below the floor we are replacing, so sound matters. We talk through floating and glue-down installation options, sound-rated underlayment and how each choice affects impact insulation class, and we confirm the building’s own requirements with the owner or manager before a product is ordered.
Shared hallways and elevators also mean dust and noise travel. We bring HEPA dust extraction, protect common areas, keep loud sanding to reasonable hours and stage material so it does not block exits. A multi-head orbital sander is often the better tool for a screen and recoat in a unit where a full drum sanding would be more than the floor needs.
Turnover repairs and water damage
Apartment floors take a beating from pets, plants and appliances, and water damage is common in stacked units. Before we replace any cupped or buckled boards, we find the source of the leak and take readings with a pin moisture meter, because new flooring laid over a wet subfloor fails the same way the old one did.
We photograph and document water, smoke and ash damage so an insurance adjuster sees the same conditions we do. For owners handling a tenant move-out, clear photos of the floor’s condition also help keep the conversation about wear and damage grounded in what was actually there.
Detached Houses and Townhomes
Owner-occupied detached houses
About two thirds of La Palma’s occupied homes are owner-occupied, and 3,116 of those owner households live in detached houses. These are the jobs where a full refinish or a whole-house install makes sense, because the owner plans to stay and wants a floor that will last through the years they live there.
Many owners ask whether to keep the original look or change it. We sand to bare wood through a proper grit sequence, apply sanding sealer where the species calls for it, and let you compare waterborne polyurethane, oil-modified polyurethane and hardwax oil on your own boards. Sheen level matters as much as color in a bright room.
Choosing between solid and engineered
When a room needs new flooring, the choice usually comes down to solid or engineered hardwood. Solid red oak, white oak, hickory or maple can be sanded many times over its life. Engineered boards are more stable where humidity swings, but how many future refinishes they allow depends entirely on wear layer thickness.
That is why we measure the wear layer of an existing engineered floor before promising a sanding. A floor with a thin layer may only tolerate a screen and recoat. We also compare Janka hardness ratings with you, since a busy household with large dogs may be happier with hickory or white oak than with a softer species.
Townhomes and small multi-unit buildings
Attached single-family homes make up about 7.1 percent of La Palma’s housing, alongside duplexes and small buildings of three to nine units. Many of these sit inside a homeowners association, where changes to flooring can fall under the governing documents or an architectural review committee.
We check association and building rules before a condo or townhome floor is ordered, so a finished installation does not turn into a dispute with the board. Shared walls also affect layout, transitions and T-molding or reducer placement at doorways, and we plan those details with you before the first board goes down.
Getting a Floor Estimate in La Palma
What we look at on the first visit
An estimate starts with the building itself: the year it was built, whether it is detached, attached or part of a larger complex, and who has authority over the floor. Then we check the existing boards for cupping, crowning, board gapping and loose spots, and look at how the floor was fastened, whether with flooring cleats, flooring staples or adhesive.
We take moisture readings in several rooms and note any spots near kitchens, baths or exterior doors that read higher than the rest. If there are signs of drywood termites, such as termite frass or kick-out holes, we identify them and refer you to a licensed pest company before any boards are replaced.
Finishes and the cure schedule
La Palma falls under the South Coast Air Quality Management District, and its Rule 1113 limits on wood coatings apply to anyone applying or storing those products at a job site. We choose finishes that fit that limit, which also tends to mean a lower odor during the job for everyone living in the home.
Every refinish comes with a written cure schedule. It spells out when you can walk on the floor in socks, when furniture can go back with felt pads and when area rugs are safe to lay down. Following it protects the finish during the weeks when it is still hardening.
Stairs, paperwork and scheduling
Stairs are priced by the tread and riser rather than folded into a square-foot number, because each stair nosing, bullnose tread and stair riser is its own piece of work. That keeps the estimate honest when a job includes a staircase alongside the main floor area.
For questions about paperwork on a remodel, the City of La Palma’s Building & Safety Division at 7822 Walker Street handles plan checks and inspections and issues permits through the city’s OpenGov portal. We review the scope with you so any questions go to the right office, then schedule the work room by room around your household.
